What is the average price of real estate on Maui?
The island-wide median home price on Maui is $1,228,000 year-to-date through July 2026, according to the REALTORS® Association of Maui. That single figure blends markets that range from just over $1 million in Wailuku to $5.45 million in Kapalua, so where you’re searching on the island matters as much as when.

People often ask us some version of the same question: what does a home actually cost right now in Maui. The answer changes block by block on Maui, so it is worth looking at where prices stand across the island’s key communities through July.

The spread from just over $1.1 million in Kahului to nearly $2.8 million in Wailea and Makena is a reminder that “the Maui market” is really a collection of smaller markets, each with its own pace and price point.
West Maui’s resort communities, Kapalua and Kaanapali, sit well above the island-wide median, while Wailuku and Kahului on the Central Maui side offer the most accessible entry points among the areas RAM tracks. South Maui lands in between: Wailea and Makena command a resort-level premium, while Kihei sits close to the island-wide median, making it one of the more approachable single-family markets in South Maui specifically.
