Source: REALTORS® Association of Maui, October 2026 Market Statistics. Figures reflect closed sales, not asking prices. Medians vary with the mix of homes sold, particularly in areas with fewer transactions.
These community medians illustrate how widely Maui’s real estate market varies by location. They provide a useful starting point, while a property’s condition, features, and competition also shape its position in the market.
Notable Luxury Home Sales in Wailea/Makena
October alone accounted for five of Wailea/Makena’s 25 single-family sales so far this year, and roughly 35% of the area’s $103 million in year-to-date volume. Last October, Wailea/Makena recorded a single home sale. The five closings ranged from $2.25 million to $18.5 million, with a median of $3.9 million, well above the year-to-date median of $2.9 million.
While a small number of high-value transactions can significantly influence monthly statistics, these closings indicate that well-positioned luxury properties continue to attract committed buyers.
Maui Real Estate Advisors was also involved in October’s Wailea/Makena activity, with the sale of 199 E Ikea Moku Place for $2.25 million on October 22, one of a number of transactions our team has closed this year.
If you’re weighing a sale in a community where a few transactions shape the numbers, or comparing neighborhoods before you buy, our team can walk you through how these figures apply to your situation.
