What is the average price of real estate on Maui?
The island-wide median home price on Maui is $1,225,000 year-to-date through August 2026, according to the REALTORS® Association of Maui. That single figure blends markets ranging from just over $1 million in Wailuku to more than $5 million in Kapalua, so where you’re searching on the island matters as much as when.

People often ask us some version of the same question: what does a home actually cost right now in Maui. The answer changes block by block on Maui, so it is worth looking at where prices stand across the island’s key communities through August.

The spread from just over $1 million in Wailuku to $5.45 million in Kapalua is a reminder that “the Maui market” is really a collection of smaller markets, each with its own pace and price point.
West Maui’s resort communities remain among the island’s highest-priced markets, with Kapalua at $5.45 million and Kaanapali at $2.725 million. South Maui shows a similarly wide range, with Wailea/Makena at $2.9 million while Kihei sits at $1.25 million, very close to the island-wide median. In Central Maui, Wailuku and Kahului continue to offer some of the more accessible median price points among the larger areas RAM tracks.
