Maui’s Real Estate Market Changes
Maui Real Estate Market Snapshot
Updated October 2026 with September data from the REALTORS® Association of Maui.
When we step back and look at the year so far, Maui’s market is showing more condominium sales, gradually declining condo inventory and selling times that remain longer than last year. Single-family activity is holding close to last year’s pace. Here is where the numbers stand.
| Maui County | Single-Family Homes | Condominiums |
|---|---|---|
| September closed sales | 52 (−7.1%) | 72 (+56.5%) |
| Year-to-date median sale price | $1,219,000 (−6.2%) | $655,000 (−6.8%) |
| September months supply of absorption | 7.8 months | 12.1 months |
| Year-to-date average days on market | 139 | 164 |
Changes compared with 2025. Includes Lanai and Molokai.
What this tells us:
Condo buyers are active, and available inventory has declined since June, although roughly a year of supply still gives buyers considerable choice. Single-family homes remain in buyer-friendly territory at 7.8 months of supply. In both segments, pricing to current conditions continues to matter more than where the market was a year ago.

Q3 2026: What the Latest Data Shows
The third quarter of 2026 brought more condominium sales and less available condo inventory, while selling times remained longer than last year. Here is what the latest data shows:
Condo sales increased while inventory declined. Maui County recorded 224 condo closings in Q3 2026, up 43.6% from 156 a year earlier. Available condo inventory declined about 12% from June to September, and months supply of absorption reached 12.1 months, down from 15.2 a year ago. Approximately a year of supply still gives buyers considerable choice.
Condo selling times are longer, and prices continue to recalibrate. Condos have averaged 164 days on market year to date, compared with 141 last year. The year-to-date condo median is $655,000, down 6.8%. More condos are selling, but pricing to current competition remains essential.
Single-family activity is holding close to last year’s pace. Q3 closings totaled 173, compared with 178 a year earlier, while accepted offers rose 4.2%. Months supply of absorption held at 8.2 through August before easing to 7.8 in September, which still favors buyers. The year-to-date median is $1,219,000, down 6.2%.
Kihei and Wailea/Makena remain the most active condo markets. Kihei recorded 82 condo closings in Q3, about 37% of the county total. Year-to-date Wailea/Makena condo closings rose to 66, from 57 last year, with a median of $2,085,000, down 16.6%. Buyers are active in both communities, and they are responding to pricing that reflects current conditions.
Vacation rental policy remains part of every condo decision. Bill 9, now Ordinance 5909, and related H-3/H-4 rezoning proposals are still moving through the county process. Any buyer considering a condo should understand the property’s zoning, its Minatoya List status and HOA health before making an offer. Due diligence here is not optional.
