Certain classifications of Hawaii property require a greater or lesser percentage of the purchase price as a down payment. Unless you are buying with all cash, your position of strength is being pre-approved with a lender. We can refer you to reputable lenders that have proven track records to start this process.
The second step is to find the listings that most nearly fit your needs and desires. We have access to the Multiple Listing Service (MLS) from the Realtor Association of Maui (RAM). This service includes vital statistics on the majority of all properties sold in Maui County. We can search available properties based upon many essential characteristics and then pull up relevant information to focus your search. We also come across unlisted properties, which we will share if they fit what you are looking for.

Creating a Purchase Agreement
Next, we will discuss numerous negotiable factors. These factors could include price, financing, terms, date of possession, the inclusion of repairs, furnishings, and any other items that would pertain to your potential purchase. Creating a purchase agreement will allow us time for the appropriate recommended/required inspections and investigation of the property before you are bound to complete the purchase. We will help you obtain a preliminary title report, which will indicate historical title/ownership of the property, easements for utilities, and other important functional and legal considerations. Together we will review the mandatory Hawaii Real Property Seller’s Disclosure. All along the way, we will focus on and meet the contract deadlines and guidelines that are meant to protect you.

Finally, we will work with the seller’s agent to open escrow, and proceed through the contractual obligations, necessary research, financial process, etc. of consummating this transaction. At the same time, we will be monitoring the seller’s performance of the said terms of the agreement.
